How do you prepare an extension permission check?

Updated 19 September 2026 · Project preparation

Discuss your project

Start the permission check with the exact address and a consistent description of the extension. Consider both location rules and technical building requirements. A rear extension is not automatically exempt. Keep the outcome with the drawing version that was checked.

Which project details should you collect first?

A permission check answers questions about a particular design. Record width, depth, height and position relative to the existing house. Show the rear wall being changed and any outbuildings that will remain. Use the same address and measurements throughout the documents.

A photograph without dimensions cannot establish where the extension sits on the plot. Intended use also matters: enlarging a living room describes something different from a detached store. Treat missing information as a question to resolve, rather than selecting a convenient answer.

Which requirements need separate consideration?

IPLO distinguishes the planning activity, omgevingsplanactiviteit, from the technical building activity, technische bouwactiviteit. Their requirements can differ. Haarlem municipality directs applicants to the official permission check. Also establish whether the particular property is listed or lies within a protected area.

A neighbouring house with a similar elevation may have different circumstances. Record which parts of the proposal were checked and which questions remain open. A general statement that rear extensions are always allowed is not a usable project record.

Who prepares the supporting information?

Agree who retrieves existing drawings, prepares the proposed design and supplies any structural information. Identify who submits an application and answers requests for clarification. This distinguishes a construction-only quotation from one that includes preparation.

Changes to dimensions or materials should appear in the documents associated with the proposal. Otherwise the owner, contractor and reviewing authority may unknowingly work from different designs. A simple document schedule should identify the responsible role, required information and current version of each drawing.

When are requirements clear enough to place orders?

Submitting an application is different from establishing that work can begin. Separate exploration, design development, ordering and construction in the programme. Discuss which decisions remain reversible if the proposal changes. Keep correspondence, drawings and check results together.

Review the position when location, size or use changes. This reduces the risk of an already ordered glazed door determining the design before the relevant conditions have been resolved. For the assessment of your particular proposal, consult Haarlem municipality or the adviser involved in the project.

Frequently asked questions

Does a rear extension always avoid permission?

No. Position alone does not determine the outcome. The design, existing buildings, intended use and possible heritage status belong in the current permission check. Consider the relevant activities separately rather than assuming one answer covers everything.

Can I rely on my neighbour’s permission?

Treat a nearby project as useful context, not permission for your own. Plot details, existing outbuildings and design choices may differ. Your check should relate to your address and the current version of your proposal.

What should I prepare for an initial discussion?

An existing plan, a rear elevation photograph and a sketch with intended dimensions provide a useful starting point. Identify uncertain changes so the missing information can be investigated rather than silently assumed.
